Under most new-home warranties, the developer is responsible for putting defects right in the first two years. After that, cover is mainly structural. An inspection at month 22–23 makes sure nothing is missed. £295.
Problems that show up after you move in
Settlement cracking, sticking doors and windows, damp patches, poor drainage, failing sealant and heating issues often appear after the first year, once the house has dried out and been through the seasons. They are much easier to get fixed while the developer is still responsible.
