How permitted development works
Houses in England have “permitted development” rights: some extensions can be built without a planning application, within set limits on depth, height, width and materials. Flats and maisonettes don't have these rights. Conservation areas, National Parks and National Landscapes (formerly AONBs) have tighter limits, and a council can remove rights with an Article 4 direction or a planning condition, which is common on newer estates.
Even when a project is permitted development, a Lawful Development Certificate is worth getting. It proves the work was lawful when you come to sell, and building regulations approval is still needed.
