Two quotes can differ by hundreds of pounds and still not cover the same work. Ask each designer the same questions, in writing, before you compare the price.
The Checklist
| Ask | Why it matters |
|---|---|
| Is a measured survey included? | Accurate drawings depend on it. A separate survey fee changes the comparison. |
| Does it cover planning drawings, Building Regulations drawings, or both? | They are different sets of drawings. A low price may cover planning only. |
| Are structural calculations included? | If not, you may need a separate engineer, and coordination between the two becomes your job. |
| How many revisions are included? | Planners and homeowners often ask for changes. Find out when extra charges begin. |
| Who submits the applications? | Check who prepares the forms and deals with the council's questions. |
| Which fees are excluded? | Planning and building control fees are usually paid separately. See the total cost. |
| What about party wall, drainage or topographical surveys? | These are commonly excluded, so know what your project may need. |
| Who does the work, and what are their qualifications? | Ask who draws it, who signs it off, and whether they carry professional indemnity insurance. |
| Has the planning history been checked? | Removed permitted development rights or an Article 4 direction can change the whole approach. |
| How long will it take? | Ask for a time to deliver drawings, separate from the council's decision time. |
Warning Signs
- A price with no written scope
- A promise that planning permission will be granted: the decision belongs to the council
- Someone calling themselves an architect without being registered: "architect" is a protected title in the UK
